  • Pre-listing refresh

    Two to six weeks, usually

    Paint, flooring, lighting, hardware, landscaping and the repair list from a pre-inspection. The work that changes the first photograph and the first impression, done before the listing goes live rather than negotiated off the price afterwards.

  • Kitchens and baths

    The two rooms that move the number

    Cabinet refacing through full replacement, counters, tile, fixtures and lighting. Scoped against what the comparable sales in the neighborhood actually support so the budget matches the return.

  • Rental turns

    Between tenants

    Fast, durable, and specified for wear rather than for a photo shoot. Coordinated with our property management side so the unit is back on the market with the shortest vacancy we can manage.

  • Investor and flip work

    Whole-house

    Full renovations on flips and value-add purchases, with the scope built from the exit price backwards. Works alongside the investment side of the brokerage.

    We look at the property with you and talk through what you’re trying to achieve — sell it, rent it, or live in it longer.

  2. Written scope and estimate

    A line-item scope with what each piece costs and what we expect it to return. You decide what stays in and what comes out before any work is booked.

  3. Schedule and build

    Trades scheduled in the right order, one point of contact, and updates as the job moves rather than when you chase them.

  4. Walkthrough and punch list

    We walk it with you at the end, write the punch list down, and close it out before we call the job finished.
