Walkthrough and rent analysis
We walk the property, tell you what it will realistically rent for today, and flag anything that should be fixed before it goes on the market rather than after a tenant is in it.

Market and screen
Photos, listing syndication and showings. Every applicant is screened the same way — credit, income, rental history and background — against written criteria applied identically to everyone, as fair housing law requires.

Lease and move in
Texas-compliant lease, deposit handling, utilities transfer, and a documented move-in inspection with photographs so the condition of the property is not a matter of opinion two years from now.

Run it
Rent collected on schedule, maintenance requests triaged and dispatched, spending kept inside a limit you set, and a statement in your inbox every month.

Renew or turn over
We start the renewal conversation early. If the tenant leaves, we handle the move-out inspection, deposit accounting and turnover so the vacancy is as short as possible.
Accidental landlords and deliberate ones
